Concreting around Warnervale
The Warnervale Town Centre chapter of Council's development control plan writes the footpath geometry down as numbers: footpaths “are to be provided with a minimum width of 1.5m, and are to be setback 1m from the carriageway and 450mm from property boundaries”. For a concreter that is the setout handed over before the first peg goes in — the width, the verge and the gap to the boundary are given, so the formwork and the volume follow from the chapter rather than from a preference.
The same chapter allows “one vehicle access point only … per development site” and states that “vehicle access ramps parallel to the street frontage are not permitted”. Both change the shape of the concrete. One crossing means one place for the fall to be taken, and a ban on street-parallel ramps pushes the grade into the site, which is a different ramp and often a different slab from the one a client sketches. Permits and Central Coast Council rules
The crossing itself still needs Council's approval before it is built or altered, as it does anywhere in this council area: it covers the section between the road pavement and your boundary, and Council checks it is safe for vehicles and pedestrians. In the town centre that approval arrives on top of the controls above rather than instead of them, so the question of where the single crossing goes is worth settling before anything is priced.
