Concreting around Wamberal
Council's coastal chapter writes a rule about footings that applies nowhere inland. Along this coastline, “building footings including strip-footings and/or isolated pier construction are to be designed to ensure safe bearing below or beyond the calculated zone of reduced foundation capacity”, and it repeats that “foundation design shall extend beyond the reduced foundation capacity zone of influence”. That zone is calculated for the site, so a slab or pier here is engineered to a number someone works out first, rather than to a standard detail.
Concrete used as protection is its own matter again. Council's record of the beach states that it “resolved in October 2022 to apply the Engineering Design Requirements to private and public land along Wamberal beach”, and that any seawall design “must be consistent with the Engineering Design Requirements (EDR)”, which “highlight the seawall extent and alignment”. A structural wall at the seaward end of a Wamberal block is measured against an adopted engineering document before it is measured for concrete.
Permits and Central Coast Council rules
The everyday approval has not gone anywhere. A Vehicle Access Crossing covers the driveway section between the road pavement and your boundary, and Council approves it before it is built or altered, here as everywhere in this council area. It is the fast part of a Wamberal job, and worth lodging early precisely because the engineering questions above are the slow part.
