Concreting around Tuggerah
Council's Tuggerah Regional City chapter says that “any benching is to be done in an integrated way and not at an individual lot level”. That is unusual and it matters to anyone quoting a cut-and-fill or a retaining wall: the levels on one block are part of a pattern across the precinct, so a design drawn to suit a single lot can be sent back on that ground alone. The same chapter requires lots to be built “with a finished floor level above the future flood planning level”, which fixes the slab height before fill or steps are costed.
Part of the regional city site also “falls within an Emergency Dam Break Flood zone” under that chapter. Separately, the state soil and planning mapping is unusually consistent here: all five points sampled around Tuggerah return the same soil landscape and the same slow-infiltration group, and the acid sulfate classes returned — 4, 3 and 2 — sit shallower than the Class 5 band mapped around neighbouring suburbs. Shallower classes mean the trigger is a footing trench, not just a deep excavation.
Permits and Central Coast Council rules
The Vehicle Access Crossing rule is the constant: the strip between the road pavement and your boundary needs Council approval before it is built or altered, anywhere in this council area. At Tuggerah it usually arrives alongside the levels question rather than after it, because the crossing has to meet a driveway whose grade is set by a finished floor level someone else has already fixed.

Tuggerah's timing risk is water arriving quickly rather than staying long. The industrial flat drains to creeks that rise fast, and the mapping around the suburb returns slow-infiltration ground at every sampled point, so surface water sits in an open excavation instead of draining through it. A fresh slab does not want either, which is why pours here get booked off the forecast rather than the diary.
