Across the coast's low-lying edges, the council planning maps assign land an acid sulfate soils class, and the class decides at what depth the rules bite: on Class 2 land they are engaged by work below the natural ground surface, on Class 4 land only beyond two metres. At the five points sampled around Ourimbah the state planning layer returns no class at all. Every other suburb checked on this site returns one somewhere. It is the cleanest planning difference between an Ourimbah job and the same job at Tuggerah.

Read that precisely: the layer returning nothing means no acid sulfate polygon is mapped at those points, not that a site is certified clean, and a class can still be recorded against a particular address. What it removes in practice is a check before a footing trench or a pier hole is dug. What Ourimbah shares with its neighbours is the ground's behaviour — every sampled point returns slow-infiltration soils, so water runs off rather than soaks away.

Timing and lead times in Ourimbah

The seasonal constraint here is the regional one: concrete cannot be placed into a waterlogged excavation, and on slow-draining ground a wet week keeps a trench wet for days after the rain stops. Ourimbah's advantage is at the other end of the job — with no mapped acid sulfate class at the sampled points, the excavation question is about water rather than about what the spoil is and where it can go.
